Faithful restoration for the Historic neighborhood

Working closely with the Design and Historic Preservation Department at the City of Pasadena, this once neglected lot was faithfully restored to earn its rightful place in this Historic neighborhood.

Towards the rear of the property, once stood a structure which served as the neighborhood toolshed during the 1910s, that over time was converted into a dwelling, with an assortment of unfavorable additions. The goal was to maintain the historic primary structure, restoring it and converting it to a detached two-car garage and utility room that would complement the new structure.

Keeping true to traditional Mediterranean style

A new 1,850sf, (3) bedroom, (2) bathroom bungalow was constructed towards the front portion of the lot, in line with adjacent properties. Keeping true to its architectural style, the interiors feature custom, hand troweled plaster wall finishes, arched openings, oak wood flooring, and colorful hand-painted Talavera tile finishes.

The master bathroom includes a stucco wall finish that continues into the shower – in keeping with wall treatment techniques found in traditional Mediterranean style designs.

Custom details and craftsmanship throughout this home instill a sense of tradition and history that is rarely manifested in new homes. This truly is a diamond in the rough.

Not only does this home exceed energy efficiency standards, including drought tolerant landscaping and native Californian plant species, but it also addresses the need for a more connected home, with smart lighting controls and building systems.
